“Superficially clean as we entered but there were feathers behind one of the sofas and the hallway stank.”

Only three toilet rolls provided for a seven person property for one week. The grill was not working and I finally found the cooker instructions in the "places to see" folder not in the "appliances folder". The microwave had crumbs in and the grill pan was not clean. There was a spent light bulb in one fitment. Difficulty in opening and closing the windows due to lack of maintenance/lubrication and at least one window was stuffed with tissue paper! The beds were saggy. General maintenance was lacking e.g. wobbly side tables and the entrance way still had the "seagull sacks" there which had not been completely emptied. I had to 'phone to have these moved to just inside the hall (I spoke to India). There is more on these deficits. The good points were the fast kettle, the lovely big rooms and the funky lights. We appreciated the bag of local goodies left for us and the use of the washing machine. We liked the veranda/balcony and the lovely view (apart from the top of the tent in the restaurant below). I liked the fact that there were carpets and the bedrooms configuration suited us very well. We also liked the position of Cormorants. A map showing directions to/from the designated car park would have been VERY helpful with the fact that it was up a very steep hill. There is a carpark adjacent to the property which could have been noted for dropping off our luggage.

As a local agent in Lyme we would have attended to put right any issues with cleanliness or provide further information about the apartment. “We have stayed here many times and love the apartment but this year we felt the bedrooms were getting very tired with broken or damaged furniture In particular the mattresses The double room singles had a mattress that is structurally broken and I did suffer with a very bad back for the 2 weeks.”

The bedside tables in this room are in very bad need of repair, We will hopefully return again next year and hope the above has been addressed Overall a wonder stay though

“The Cormorant apartment has the most beautiful views.”

The position is very close to the beach and promenade, right on the seafront. We have a great time jumping in the waves and exploring Lyme Regis. The lounge area is nice and the kitchen big. The property itself is very shabby and outdated, with chunky furniture, the matrices are very old, all the fittings and furnishings are very cheap. The balcony is very unwelcoming, dirty and sad and so is the corridor and stairs hallway. The single beds are just dreadful, with the matrices sliding off. We had to move our son’s bed and stacked it close to the wardrobe that he doesn’t fall off it. The underneath the beds is never vacuumed, find co codamol pill on the floor, luckily before the children did. The bathrooms stink of sewage. The windows don’t shut properly, leaving massive gaps. No heavy curtains to help to shut the noise and the light out. The bedrooms are very noisy. We didn’t have a single night of a good sleep or late morning laying in as you can hear everything and everyone on the street, all night. Also the restaurant downstairs has a late night license with extremely loud rave music events going on until nearly 12.30am, recycling bottles after 11pm. There was alarm going on and off on the building opposite from very early morning hours. We have received only one parking permit, asking for another one as going in two cars ( the property sleeps 7) but never received any response. We will definitely not be returning to this property. We will also be avoiding Lyme Regis in the hight of the season and half term holidays as it gets extremely busy.

We did respond to your complaint during your stay regarding the disruption caused by the reastuarant below who were hosting a wedding, and tried to contact you with updates via phone and email but did not hear back from you. The restaurant owners offered a meal to your family as a gesture of goodwill. As the apartment is in the centre of Lyme, there will be noise from the surrounding area during busy times of year. The property owner only supplies one parking permit, as stated on the marketing. The apartment is in a shared building, and the communal areas are the responsibility of the management company. “POSITIVE: LOCATION is central and front of beach/sea NEGATIVES: 1) VERY NOISY.”

Poor sound insulation throughout. Loud steps, banging stuff from upstairs (or perhaps from next door office or ground floor restaurant doors - reasons given by Lyme Bay Holidays staff who finally arrived to check the afternoon before our departure). Bedrooms facing Main Street and master bedroom next to river so while the sounds of nature is lovely, the constant howling wind throughout the night means sleep deprivation. Proposed solution: Owner to install triple-glazed windows and improve sound insulation on walls, floors, etc. 2). RENTAL MANAGEMENT SET-UP. Sykes Cottages as Main Client Contact and Lyme Bay Holidays as "local property management company" means very delayed response to calls for assistance re property problems to Sykes. It took us over 5x to CALL and EMAIL (emails answered once), and had to be very angry on the phone for Lyme Bay Holidays staff to finally come over and check. Solution: RENTAL MANAGEMENT COMPANIES MUST CONDUCT PROPER DUE DILIGENCE on the quality of the properties vs actual situations, amenities listed, eg. TV not working, lights not working, hot water, etc. Rental Management Company should have spot-checks on each property BEFORE HAND-OVER TO NEXT RENTAL CLIENT. Overall, whilst the property was clean inside (outside Entrance hall/walls were dirty and unkept with flaking paints, etc) and the location was ideal, the above challenges and problems drastically affect the overall experience, which defeats the overall purpose of having a relaxing family holiday. HOWEVER IF THE OWNERS AND THE MANAGEMENT COMPANIES properly address the above issues, I would consider recommending the place. Otherwise, at its current state, THIS PLACE IS ONE TO AVOID.

“First impressions weren’t great, the door to the main building was so dirty and dusty, then we were presented with a very old and dark (some of the lights didn’t work) looking corridor where paint was flaking off from the ceiling on to our heads.”

I think a wipe down of the door would make a huge difference to first impressions and maybe a touch up of paint to cover up the leak stains on the walls. The freezer was unfortunately leaking throughout our whole stay, which we had mentioned to the maintenance man (I think it needed defrosting), so that was quite annoying to keep moping up a wet floor. Other than those points we had a lovely stay at Cormorants, great location and everything we needed was in the apartment. We would still recommend!

“On arrival at the property the entrance, lobby, and staircase are very disappointing and shabby and need upgrading .”

Once inside our apartment everything was clean and tidy , there was a problem with light bulbs and wi-fi but Kevin was sent out very promptly and sorted it . The shower cubicle is a little tight but a small shower caddy would make all the difference, it’s almost impossible to pick items off the shower floor in such a confined space . The windows and the cooker need cleaning a little more often. Kind regards David Hunt

“As always the flat was perfect for a holiday in Lyme Regis.”

“Stunning location overlooking the sea and a minutes walk onto the beach.”

Unfortunately the other side where the bedrooms are is on the main road at a set of traffic lights. Road noise starts at 5:30 when the bins are being emptied. The property is large and spacious and great for a family. Well equipped kitchen/diner also overlooking the sea. On the downside the sound insulation between the flat above appears non existent and we had a family above who seemed to be running a gymnastics competition making it very noisy. Bring ear plugs. Biggest issue is the near 50% increase in prices for 2023. We love Lyme but won’t be booking this property at this new rate.

Fantastic location. Also great service from the agency. There was a minor issue with the bathroom door on the first day. We rang the agency - the phone was answered quickly by a very helpful lady, who sent round a really charming handyman who fixed the problem there and then.
