“A lovely house!”

The smaller room with bunk beds is extremely small, and the photos do not show this. The door cannot open fully due to the bed. Our plan was to move the top bunk mattress onto the floor for our young girls, but there was not enough room to do this. Had the photos made this clear, I would have reconsidered booking. The sash windows are mostly broken and will not stay open. I had to use different objects to prop them open and warn the children not to touch them, otherwise they would drop and ...

The smaller room with bunk beds is extremely small, and the photos do not show this. The door cannot open fully due to the bed. Our plan was to move the top bunk mattress onto the floor for our young girls, but there was not enough room to do this. Had the photos made this clear, I would have reconsidered booking. The sash windows are mostly broken and will not stay open. I had to use different objects to prop them open and warn the children not to touch them, otherwise they would drop and could break fingers. The washing machine was interesting. It was not balanced or secured, so the vibration caused it to move out and take the kitchen unit plinth with it. In the key box, we had two sets of keys. We never worked out what one key was for. Overall, it was a lovely house but could do with some overall TLC and maintenance for the price.

“Incredible location and very comfortable - had a great stay.”

Some feedback that I hope helps future stays... A big thank you to Lyme Bay for fixing the heating so quickly which wasn't on when I arrived at 6pm and also no instructions anywhere on how to use it (when I called at 6pm no one on phone lines so had a cold first night until it could be fixed on second day). The only thing I was surprised by is that someone had accessed the flat with no forewarning to me - great there were extra heaters when I got home but found it strange I wasn't given any notice of this. The rubber seal on the shower has worn out so I couldn't shut the shower door against the bathtub - all a bit dangerous and obviously risking flooding the bathroom from a shower. The TV is too far away from the sofas and chairs, recommend the room layout changes for more comfort. A small cupboard door in kitchen (when on the upright hinge) broke when I went to shut the cupboard (needs to be fixed). I'm only offering this feedback to help improve the property for future stays. I had a great time there and to sleep with the sounds of the sea was a dream. Thank you.

“Having been regular visitors to this property for many years we were a bit disappointed this time.”

1.The night store heaters were not on which meant that we had no heating other than one small plug in radiator for our first night. 2.Nobody had cleaned the mess in the hearth 3. The fridge was poorly cleaned and lacked the bottle shelf which was very inconvenient 4. The porch light did not work

“We have stayed here 5 times because of it’s lovely position and views.”

Overall an enjoyable visit. The last visit was 6 years ago and we were a little disappointed to see the same mismatched and stained mugs having paid £1000. Also it’s a little daunting to find a great big folder of instructions when you are trying to use the tv or cooker. Thankyou for the prompt attention when torrential rain caused a chimney leak and puddle in the kitchen. V

“Lovely spot, would recommend to anyone.”

Everything you need for a comfortable stay. Only criticisms would be the double bed is quite small and the bunk room is very tight for the kids. Would also suggest a clothes airer as the dryer doesnt work well. Otherwise, a great place to stay.

“We enjoyed our stay!”

As others have noted, the rooms are small but generally sufficient. For others with toddlers or who are mobility challenged , I want to note two things: 1) the room with the bunk beds is truly tiny. Our portable crib didn't quite fit in between the bed and the wall. 2) you can't move through the flat without going up or down stairs. I was aware of the steep flight of stairs into the flat but I didn't realize that they would be always accessible since they come up in the middle of the flat and then split into two, with several steps taking you to the bedroom and several others taking you to the bathroom. There were also a few steps between the living room and kitchen. It all worked out fine - no one fell down the stairs - but for my family this was anxiety producing. I didn't give the top score for facilities and maintenance because the freezer and refrigerator stopped working. We didn't contact anyone until we checked out because it happened on the last day and we were busy. We encountered the cleaner when we left and told her. She was extremely kind.

“We were told we couldn't check in until 4pm due to cleaning, however when we accessed the property there were dead flies in the main room window cill.”

The washer/dryer is there for your use but the instruction manual is useless so straight forward instructions from the owner would have been appreciated. Due to weather we tried the quick wash/dry cycle to only get still wet clothes.

We had a lovely break at the property which was clean and had everything we needed. A very relaxing place to stay and we would definitely book again if we returned to Lyme Regis.

“We loved the location but access was difficult due to all the steps, inside and outside.”

It made it a bit difficult for us because we're both 65 and have health issues. We loved the apartment itself. Everything was lovely, especially the welcome pack. There were a few problems with facilities though. The shower screen doesn't stop water pouring on to the floor and swings out away from the bath. It is quite a nuisance. There weren't enough toilet rolls provided so we brought our own. One of the lights on the interior stairs didn’t work and the one on the outside steps couldn't be operated from outside. Making those many steps dangerous in the dark. We put our rubbish out on Thursday night as requested but the rubbish was not removed on Friday. The rubbish from flat 2 also hadn't been taken. Both seagull bags were still full on Saturday morning when we left.

“This is our 3rd stay in Argyle House, we absolutely LOVED.”

My only reason for not giving 5 stars was on the day of our arrival the key box took nearly an hour to open, we did call the office but no answer. We eventually managed to open (I thinks it’s just old rust) but were cold & all of our belongings wet. The house was freezing on the 1st night, the main lounge convector heater hadn’t been turned on for the morning of our arrival, as the house doesn’t have normal central heating we couldn’t get it warm, we turned everything on & the following morning awoke to a warm house, but it did ruin our first night. The location, comfort, views & equipment in the house were all brilliant.

Nevermind. There is problem with the downstairs push in lights for the hall and outside. When you push them in it trips the electric upstairs.

Other than this minor occurrence, we had an amazing time, everything else was perfect, the apartment was first class, Lyme Regis is unreal, would we go back ?, without hesitation.

“This was our second choice after the first property ( apartment 3 sunny beach in seaton)!”

Was a disgusting mess , it was a lovely quirky place with a great view of the sea out of the window but the niggles we had were the double bed was a bit too small for our liking as we kept banging our arms when we turned over on our sides also the washing machine was full of dirty stagnant water upon arrival and there was no welcome pack . It was in a great location if you don’t mind hills and steps !

“We have thoroughly enjoyed our stay and had a great time in Lyme Regis.”

The apartment is in a prime location and the views from it are stunning. We stayed here in 2022 and would like to say the upgrades the owner has done have only added to the charm of this lovely apartment. We found it to be comfortable, well equipped and the decor is in keeping with this building. If you are looking for somewhere that has beach front access and to use as a base for your Jurassic coast holiday this is perfect. Waking up to the views, morning coffee at the window and then out to explore for the day was our routine. The apartment is accurately described and the photos show exactly what you are getting. We will definitely return here as it offers everything we required for a good price in a prime location.

“The flat is lovely and from the moment we stepped in until we left we had a fantastic time.”

It had everything we needed for working from a different place for a week. We loved hearing and seeing the sea everyday. The place was very clean and tidy. When we arrived we received an amazing Welcome Pack and a pint of milk in the fridge which was unexpected and so lovely, thank you. We had a couple of small maintenance problems on the last day and they were fixed so quickly by the company which is fantastic. Was clean and tidy on arrival and with a nice welcome pack. Facilities were fine although more crockery would make better use of the dishwasher. My only gripe would be that the wonderful views are spoilt by the more than 10 panels that have internal condensation.

“The location of the flat and the view was amazing.”

This was the best thing about the property. However we paid £662 for 3 nights. For this price we did not expect to find a flat that was so tired and uncared for (not obvious from the photos). Given the cost, we also did not expect to find:- - Tea stained cups - A dirty fridge - Two blue ikea bags (full of laundry?) that were left in front of the internal front door for the duration of our stay despite me speaking to someone in the office and asking that they be removed - Kitchen cupboards which were ill fitting (doors) and head height cupboards which kept coming off the runners - Dishwasher needed filling with salt and rinse aid but there wasn't any - fittings inside this appliance had come loose. Obviously not a huge problem by itself but with everything else, just added to the sense that everything was uncared for. - No working light in kids bedroom Poor value for money

Thank you for your comments which we will pass onto the owner. The property has recently undergone an independent grading assessment and achieved a 3 tick rating. The Lyme Bay Team Owner reply: I apologise for the issues that you raised. I have discussed these with the housekeeping team. I was last in the flat a couple of weeks before your stay and was satisfied that it was clean, fresh and all working well. There should have been replacement lightbulbs in the kitchen, or maintenance would have been happy to change it for you. Rinse aid and salt are not needed with the type of dishwasher tablets that our cleaners supply. The team apologise for the other issues that you experienced, an apparent oversight by the cleaners. I agree, the kitchen overhead cupboards are a bit awkward: it was hard fitting them in as the ceiling slopes, a hazard of a Georgian property, but this is the first complaint I have had about them in more than 20 years. We take your comments to heart and try to make your experience as comfortable as possible. Sadly in the age of online reviews our many satisfied clients tend not to review, or do not publish, which can give a distorted impression. We have many holidaymakers who return year after year and love the position, cosiness and quirky nature of the flat. Property Owner

“The position of the property was of course lovely overlooking the sea.”

But the property itself was shabby and uncared for. A broken chair, a cupboard off it's hinges in the kitchen, cracked plates, are not welcoming. Bunk beds in a room that can barely fit a single bed suggests wanting income more than guests' comfort. We were disappointed.

I am very sorry that your stay did not meet your expectations. We are proud to have had many years of holidaymakers who happily return every year, and we take your comfort and satisfaction very seriously. Sadly a chair was broken by a previous holidaymaker. It was replaced immediately when I was alerted to it, as were damaged kitchen items. The little bunk room is very tight, but on balance we find that families prefer the extra bunk to a single bed. Your comments on this are valuable and noted. As part of one of the most historic properties on the seafront, with wonderful light and views, we try to do all we can to ensure that holidaymakers have a happy and relaxing stay in our apartment. “We left one night early so we could lounge in our own sofa and sleep in our own bed.”

We have never looked forward so much to going home and our home comforts while away as much as this break. Normally we don’t want to leave. The double bed gave us bad back and aches. Out of desperation one night, unable to sleep and seeking solution, we finally thought of flipping and turning the mattress top to toe. We managed to have better sleep for the last two nights. Wondering why we didn’t think of that earlier. The sofa and armchairs should be retired! They gave us sore bums after an afternoon of watching Eastboune tennis on a rainy day. The chairs in the kitchen are finger death traps. We managed to sought out two chairs that are not and used them. The only redeeming thing about the flat is the view. We have many photos of the sea view. This is not a place we will return to.
