Great location, close to beach and an easy walk along the prom into central Lyme Regis but not particularly noisy. There is zero parking so you have to unload your stuff at the end of the terrace and walk it along to the end and up the steps. Public parking is either at the bottom of the hill on the harbour at £2 per hour 8am to 9pm or at the top of a very steep hill where its £15.80 for 10 hours, chargeable ...

There is zero parking so you have to unload your stuff at the end of the terrace and walk it along to the end and up the steps. I knew this when booking and had no problem unloading/loading before parking. If you park at the top though its a very steep walk up to the car park if you need/forget anything.
The house has two separate bathrooms, one upstairs and one off the kitchen conversion downstairs which is handy if both bedrooms are occupied. The most has been made of the space available.
This is likely very important to most people, there is no WiFi so if your planning working on line you can't. Also 5G reception is poor so if you've kids with you and that's their thing then it will be a problem. I must admit I was surprised it was not available and took it for granted that it would be so never asked but now you know. Tbh in this day and age I thought that was particularly unusual for a rental.
There was a broken seat left in the front lean-to conservatory and another outdoor chair where a nail was sticking out of the seat. Both of these should have been removed really. Added to that one of the other outdoor chairs had the back perished so needs replacing really before it breaks under a guest.
There is a note in the welcome pack asking guests not to make too much noise between 10pm and 7am as the neighbour's who own next door don't like too much noise (the walls are thin due to the age of the properties construction). That was perfectly acceptable to me but I can imagine this being a problem if you've got young children or a baby that won't sleep and therefore I could not recommend this cottage in that situation.
Additionally , the front double bed mattress was clapped out and in need of replacement and I had three uncomfortable nights on it for which I am still feeling the cost.
Having said the above, I enjoyed the days we had in the area and if your ok with the above, the cottage is lovely, if your not, don't book it and in hindsight maybe a proviso by the rental company on the cottage particulars might be an exceptionally good idea. As a consequence I felt I could not give it top marks.
