The kitchen includes a range of integrated appliances, while the sitting area is centred around a large wall‑mounted Smart TV. French doors open onto a private decked courtyard, where a generous table and chairs create the perfect setting for alfresco dining, complemented by the character of an original Dorset stone wall. A separate utility room with washing machine and tumble dryer adds to the convenience.
The bedrooms are arranged over the upper two floors. On the first floor, there are three well‑proportioned bedrooms, including a spacious super king and two twin rooms, alongside a family bathroom fitted with both a bath and a separate walk‑in shower. The top floor is given over to the principal bedroom — a generous super king suite with a sleek ensuite wet room and views stretching across the rooftops towards the sea.
Outside, the property benefits from two allocated parking spaces and an electric vehicle charging point. It has also been designed with modern energy‑efficient features to support year‑round comfort.
Set just a short walk through Lyme Regis’ charming old town, Wagtail Cottage is perfectly placed for exploring the town’s independent shops, seafront and beaches. Often referred to as the ‘Pearl of Dorset’, Lyme Regis lies at the heart of the Jurassic Coast World Heritage Site, known for its dramatic scenery, fossil‑rich shoreline and the iconic Cobb harbour. Days can be spent exploring the South West Coast Path, taking boat trips from the harbour, or simply enjoying time by the sea, while further afield there are wonderful day trips to places such as Abbotsbury Swannery and Subtropical Gardens, or the much‑loved Donkey Sanctuary at nearby Sidmouth.

We were pleasantly surprised by the spaciousness of the accommodation.
There were four in our party. The house is extremely well appointed and fitted out; we all felt it to be the best equipped holiday accommodation we have ever stayed in. Apart from an indoor broom nothing was lacking (although there is a Miele vacuum cleaner in the hall cupboard, I would have like a broom for sweeping up after meals and food prep etc). The equipment, fixtures were all to a high standard, and very practical. Everything we needed for cooking, laundry or leisure was provided. At the back of the house there is a securely enclosed decked area that can only be accessed through the house. There is a patio table with seating for eight, and two wooden lounge chairs. A hose is provided for cleaning down if necessary. A lot of thought and consideration has gone into the design and equipping of the property - there is even a charger for electric vehicles, and parking for two vehicles, although one space is slightly shorter so two large cars might be tricky. The location is perfect for easy access to the town centre, beach, museums etc. In short I highly recommend this property.
Very comfortable and spacious accommodation.
Convenient location to walk to the town/seafront. Bonus of parking at the front of the property. We enjoyed our stay here with everything you need.
Excellent place to stay.
Easy access, good parking, close to town centre and seafront, all equipment of good quality and cleanliness very good indeed. Only adverse comment of facilities was the wet room shower. On the only occasion we used it, most of the en-suite got wet, including our towels, it desperately needs a shower curtain or screen.
