“A delightful holiday chalet in the heart of Lyme Regis, right by the harbour.”

With views across the bay, the location is superb. Compact in size, but ideal for 2 adults and a couple of young children. It has all you need for a comfortable stay, with an excellent outside space to sit and unwind. The Chalet and parking are around 250 metres apart and driving to the Chalet is not recommended. Find the parking at Undercliff car park on the right about 100 metres from the bottom of Cobb Road, then walk to the accommodation, which is about 250 metres away down the hill to the ...

With views across the bay, the location is superb. Compact in size, but ideal for 2 adults and a couple of young children. It has all you need for a comfortable stay, with an excellent outside space to sit and unwind. The Chalet and parking are around 250 metres apart and driving to the Chalet is not recommended. Find the parking at Undercliff car park on the right about 100 metres from the bottom of Cobb Road, then walk to the accommodation, which is about 250 metres away down the hill to the left then up some steps behind the Royal Standard. Given the steep steps those with mobility issues should take note. The Chalet was well prepared and the had all we needed for our stay.

“The view and balcony sell this property.”

The front door lock was intermittently not working. The fan was too noisy to use,not great in this heat. The outside garden is grubby,overgrown and shameful.

“Great wee place, great location, beautiful views over the beach and bay from the outside decking.”

Be aware the second bedroom is extremely small, best suited to kids, for adults it's almost unuseable. Issues with wifi hindered 'working from home' but that was a BT issue, the owner kindly refunded some money for the hassle and cost of buying data. Looking forward to staying again ar some point in the future.

“I am on my own now so please bear in mind this review is from someone mid 70s and I thought reasonably fit and active.”

I booked this as I wanted a sea view so the location and terrace were perfect as I didn’t want to go out every day. Also having the parking space was definitely a bonus. Needs some tlc. Beautiful picture windows in bedroom but cords on blinds are broken so cannot be lowered properly to stop the light from the very early sunrises this time of year. Difficult to keep the water inside the shower without it spreading over the rest of the floor. Sofa low and not very comfortable but I assume it is mostly families using this property who are out and about every day. The description did say steep steps, but they are very steep and narrow in places and no hand rail on top flight. I did find it difficult carrying case/bags up and down safely although it is possible to use a longer, less direct route avoiding most steps apart from the last ones. That said I still enjoyed staying there but would probably not stay again just due to distance to carry luggage from the car park and the access steps.

“Absolutely perfect location for our family weekend away.”

(2 adults, 2 children - 10 and 5). Beds were very comfortable and beautiful clean linen. Little garden area was cute and the terrace was lovely for a morning coffee. Kitchen was well equipped and the little welcome pack was perfect for our evening arrival time. Shower was good, as others have said the drain could be faster but it’s a wet room and the squeegee provided works well. Steps are steep but there are handrails and we managed perfectly fine. Absolutely loved having the parking space. It was the dealbreaker for us when booking, having stayed in Lyme Regis elsewhere before and having to keep renewing parking. This time we needed to also charge the car so only moved once just down the road to the pod point and back again. We WILL be back. Kids desperately didn’t want to leave (and neither did we!). Thank you a lovely stay.

Love this place ,the steps are becoming a bit more difficult not ideal for a young family. I would appreciate your decision on us losing our deposit for July booking as requested a week ago I am sure as 8 weeks to go it will be snapped up as the view is worth all the steps !!

“We were very disappointed with the accommodation this time this was our 2nd stay here the garden was really overgrown making it difficult to sit in the lower garden as the steps were covered in bushes .”

The blinds in the bedroom were broken and had been for a while after reading the visitors book.The sofa is really uncomfortable and needs to be replaced it was such a shame as we love this place

The hedge had also been cut so had the view again which is the best part of this property, it's location is second to none. I do wish something could be done about the shower. A wet room is not practical or safe. The water doesn't drain away sufficiently and the floor stays wet too long.

Actual property compared to online photos. Completely different. Furniture really needs replacing. No storage for dry goods which should be in situe. Steps down to sunken garden quite hazardous. The views from property were magnificent.

“Thankyou very much for the welcome pack and the cleaning products too were very useful.”

I was so pleased and relieved to see that the garden was tidy and gave us a perfect view of the harbour and marine parade. The parking space is a real bonus and location stunning. We were close to the beach and the parking space is adjacent was perfect for our dog, Molly. I found it hard to close the washing machine so gave up on that and I didn’t seem to be able to get a very hot shower either. However all in all we very much enjoyed our stay and would visit it again.

“The bathroom always floods slightly due to the way the shower head is positioned and the lack of a door.”

The bathroom floor was obviously not cleaned. The steps to the cottage are almost impossible for people with walking difficulties. It's also worth mentioning that there's a step-free option, which requires a detour of a few meters. The location and view are exceptional. We liked our time in the Cottage!!!

“After having an enjoyable week last year at Wellhayes, we subsequently booked two separate trips again for this year - one in July and a second in August.”

We decided to book the property partly due to the great location, but in large, due to the stunning views across the bay - looking out to the beach in one direction and the harbour in the other. Unfortunately, on arrival this year we were hugely disappointed to find the garden so overgrown that there was a restricted view from one side and practically no view the harbour side. We had feared this might be the case after reading some of the recent reviews, but we just assumed given it was peak season summer holiday that this would have by now been actioned - the main reason for us booking an apartment with a terrace is to get the sea views - it's what we are paying for - we could of course have booked a much cheaper apartment in the backstreets, had a view not been so important to us. We would like to ask that this could be looked at before arrival of our second week's holiday in August, as having an outdoor space that is usable and scenic is a huge part of our holiday. Please can you let us know if this will be actioned, as we would definitely not have re-booked Wellhayes had we been advised the view was not going to be available for both trips. Thank you.

“We have rented this property five times,in particular for the fantastic views across the roof tops to the Cobb and the beach.”

Sadly the view was missing this year as the bushes are very overgrown, and a wasp nest by the bench ,so the garden was out of bounds. It all requires TLC. The weather was great and a working fan would have been useful ,not the squeaky noisy one that cannot be used,as the property gets very hot. Thank you for the welcome pack it was nice to have a cup of tea and biscuit on arrival.

“We have stayed here as often as we can afford, many times.”

The view and location is amazing, we really don’t venture far because we are happy relaxing and chilling out at Wellhayes and the local area. The property has got an amazing view of the harbour but unfortunately the hedge hadn’t been cut which was a big disappointment. It’s an easy fix and hope when we visit next time the owners could ensure it’s nicely trimmed because this property really is all about the view!

This was a real shame as views were obscured and also were unable to relax outside. Dogs were unable to be let out there. The stairs going down in garden need maintenance. In addition to this, the shower drainage was not suitable and meant that the water flooded out into the toilet area.

“Fabulous view and location.”

However we were disappointed with the level of cleanliness. It needs a deep clean and full decoration. The decoration looks tired. The shower wet room floor is not positioned correcting and the shower head is not positioned correctly which meant that whilst one had a shower the other was pushing the water back from going under the door into the bedroom. The equipment in the kitchen was vast. However there were items you would never use and items missing such as a small pan for eggs or milk, casserole dishes and small mixing bowls. Extra mugs would be helpful too. The description of access and parking was not clear. The access steps are steep as stated, however the length and steepness should be described appropriately. I am disabled was found these step very difficult on arrival. Access ramps to the beach were found thankfully. You should state that a car can be taken to the bottom of the steps to unload. The directions to find the allocated parking space were vague and the directions from the car park to the property were also vague. We had to ask the way.

“It is a lovely holiday let with fantastic views and so close to the sea that you can fall asleep to the sound of the waves.”

The only problem was the shower drain was blocked so flooded the wet room immediately so had limited shower use over the three days we were there… It was a little hard to find the property but we asked a few locals to direct us! The rest of the stay was very comfortable although the second bedroom is incredibly cramped but weather beds were very comfortable, especially the double bedroom.

“The cottage is deceptively small but in a great location.”

It would benefit from a deep clean and it needs a spruce up because it looks very tired. There were cobwebs and some of the glasses and cutlery had to be washed before we could use them. The bathroom needs sorting out - the water goes everywhere from the shower including leaking as far as the bedroom on one occasion. If I needed to wash my hair, my husband had to stand and sweep it back into the shower for the whole duration of the shower. We could not get the tv to work and the instructions in the guest guide are not up to date. I did report this through the first night survey, but it was never followed up by anyone. Finally, I would recommend that you put a sign at the bottom of the steps leading up to the property, it was difficult to find on my first day and if the sign had been there I would have known I was in the right place. Having said this, the location absolutely saves this property and we had a relaxing week.

“We chose your property because of the pictures on the site.”

Picture 1 of a beautiful looking bungalow, with a sunken garden. What we got was a tired looking property garden completely overgrown with pot plants and weeds making access to the sunken garden dangerous. Picture 2 table nicely set up to "unspoilt views of the beach" . What we got was a row of 10ft hedges blocking out the view. The table is rotting away. The porch and balcony dirty with cobwebs even the porch ceiling. Teenagers smoking pot made leaving windows open (as you requested) impossible. Picture 3 of sitting room a bright airy room with crisp white curtains. What we got were dull thick curtains a dirty rug, room crammed with sad unloved furniture. The kitchen looked very sad. Cupboards full of every pot and pan, utensils you could wish for but no larder or room to put supplies. No extra purple bin bags. Broken washing up bowl and dust pan and brush. Cutlery and sharp knives in cupboard under sink accessable to young children as no child lock. Bedroom window sills need filling in. Cupboards rammed with linens, leaving little space for clothes or suitcases. No room to hang a dress. No full length mirror. The bathroom - wet room. Not ideal showering and having to mop up after each person otherwise flooding occurs. Who wants to do that at 9.30 at night before bed on first night. Water runs behind the toilet. Its not practical. I see previous people have mentioned the tiredness of the property and furniture before but it doesn't look like any notice has been taken. Hopefully the 2 days after us when there are no bookings someone sorts our findings out. This property could be absolutely wonderful. I have pictures and video if you need evidence

“The property was not cleaned properly, sand in the bed, toilet was dirty, dog hair everywhere; garden not maintained, all of the appliances were dated and again not cleaned to an acceptable standard.”

The shower has been brought to your attention on previous reviews; water goes everywhere and for minimal cost could be rectified. We were lucky that we could afford to eat out but for families on a budget deserve better facilities for the money. The positives of course are the views and location.

“Hi I would not usually say anything but as you asked, I thought the location was absolutely spot on with the beach, pubs and restaurants very close by however the shack/shed was very small and cheaply furnished.”

the bed was small and uncomfortable, the shower just put water everywhere and was not contained within the shower area which will cause damp and rot problems in the near future, the kitchen very dated with very cheap appliances. Spending almost £600.00 for 3 nights represented very poor value for money. I cannot imagine what it would be like to stay there with four people as my wife and I plus our dog found it very restrictive. there is mould behind the sofa and low level around the skirting board is pretty grubby. It is an old place with single block walls which will get damp which I can live with but not for £200.00 a night we could have stayed in a really nice hotel for that. In the customer book there was a comment saying that it was their 5th and final stay at 1 Wellhayes as it has got too expensive for what it is. That just about sums it up

“Positives - amazing location and stunning views.”

- lovely balcony. -fully enclosed garden for the dog. Negatives -we spent 45 mins looking for the car parking space at 9pm at night - really terrible directions on the welcome email. Asked many local who also didn't know where undercliff carpark was...should be made clear it is not the 2 public car parks. we called the Sykes cottages emergency voicemail line and no one returned our call despite getting a text from them. - the house is not signposted from the road and when I did finally find it using the what 3 words it was pitch black and overgrown and needed a torch to get into the keysafe. Really not a stress free way to start the holiday. - the property felt quite dirty and run down, with cobwebs/spiders and dust covering the bed frame, the glasses needed re-washing before use. - was unable to shut the washing machine door..therefore unable to wash anything. - I agree that this is not the owners fault but other holiday makers should know that the park situated next to the property is used by the locals to smoke weed on a summer's night, so on 2 occasions we were woken by the youths (who sit right below the balcony) and the bedroom was filled with fumes, so we had to shut the windows.

“Ideally placed for beach & sea view with local eateries nearby.”

Not for anyone who has mobility issues & a bit of a walk from car park to the chalet. The 2nd (v small) bedroom is certainly geared towards smaller children sleeping in there. Nice gentle flat walk into Lyme Regis high street along Marine Parade & beach front. Some noise during day due to close proximity of beach & a pub that has live music on some evenings but that didn’t worry us. Liked the idea of being able to sit out undercover on the decking when raining. Only niggle is the sofa - would recommend investing in a new one & some repainting here & there otherwise all ok.

“I've been staying in Lyme Regis at least 3 times a year for the past 16 years, as my Father lives there.”

This has been my favourite location of all the places we've stayed in, the views from the balcony simply couldn't be beat. My only criticism is the check in and check out times. 16:00 is about 2 hours too late and 10:00 is too early.

“Lovely location with amazing view.”

A bit basic, but comfortable. Need to be fairly fit to tackle the many steps up to the property. We had no option about staying over the Bank Holiday Weekend, so VERY expensive and as expected due to its location, a lot of noise during day and evening, so if you want a more quiet and relaxing break, this one is probably not for you!

“Beautiful location and very clean.”

We have stayed there many times but sadly it has been priced out of our reach so this is our last stay. We thought that this year's price was astronomic but love it so much there that we looked at next year to book but found that the price will go up a further whopping 20%. The place could do with some TLC. The mattress needs replacing. The sofa is tatty and uncomfortable. The crockery and cutlery and glassware is mismatched. I don't think that anything has been improved since our very first visit some five years ago.

“We love Wellhayes.”

Mostly due to location and the views. It is comfy and well equipped. Short walk into town along promenade. Parking space 2 mins away a bonus. Sadly loosing the view to the right of the harbour and boats due to shrub branches needing lopped. Can’t beat the view of the bay though. Fabulous. Close to lots of pubs and eateries. We will definitely return.

I understand why you say 4pm and that you do not want customers turning up early or hassling you but a text system to say your accommodation is now ready must be fairly simple to employ. Just a thought :)

“Lovely little house.”

Clean and tidy. Great views of the cob and beach. As advertised in the listing, it can be a bit noisy at night. Loading and uploading car is a bit tricky due to narrow road and steep steps to property but, overall, I would recommend staying here.

“Please share with rentals when the dredging will take place as this totally ruined our 4th and last stay at Wellhaynes.”

I am so disappointed with the lack off support from lyme bag holidays or notification of the works and either the chance to change weeks,cancel, or reduced price due to the noise and inconvenience. We were planning in renting bthe adjoining property next year as we are new grandparents for a lovely family holiday but will go elsewhere from now on
