“What a cute little cottage!”

Really enjoyed our two night stay, cottage was clean,warm and much bigger than it looks on pictures. Sun room was a dream. Kitchen was well stocked, with everything you'd need, and a lovely welcome pack. Perfectly located, a 2minute walk down to the Cobb Negatives, we knew there was no WiFi when booking, what we didn't realise was there was no phone signal either, fine for me but teenager daughter not so much. The cottage next door is someone's home so there are rules about noise between ...

Really enjoyed our two night stay, cottage was clean,warm and much bigger than it looks on pictures. Sun room was a dream. Kitchen was well stocked, with everything you'd need, and a lovely welcome pack. Perfectly located, a 2minute walk down to the Cobb Negatives, we knew there was no WiFi when booking, what we didn't realise was there was no phone signal either, fine for me but teenager daughter not so much. The cottage next door is someone's home so there are rules about noise between 10pm - 7am , shoes off upstairs, tread quietly, no unpacking etc. We understand why as the cottages are so old, the walls are paper thin, but we felt like we had to whisper and not make a sound at night time. We had a great stay, this cottage is perfect if you want to be right in the heart of lyme, and if you dont mind being disconnected from the outside world

“Stunning location, loved the sun room.”

Beautiful views which was my main reason for booking the property even after reading some of the negative reviews. The property is really cute, it's such a sweet cottage and much bigger than you think. It just needs some love and attention and some homely touches. Peeling paint in kitchen, damp in back bathroom. Beds are not very comfy sadly. Plus mid week the blind fell down in the twin bedroom which was a bit stressful. Reported this straight away and the gentleman in Lyme Bay holidays was really kind and lovely. It was rather cold and we couldn't get the heating to work but the log fire was lush. Providing some logs may have been nice. Welcome pack was a lovely touch. There isn't any parking but we've stayed in Lyme multiple times and know some good spots to park so that wasn't an issue for us really. Overall we loved the location and views, it's just the property needs some love and TLC.

“The property is in a good location, but is desperately in need of maintenance.”

The lack of maintenance is bad, but far worse are the mattresses, the double and two singles, are I can say the worst I have ever tried to sleep on, and we had to arrange extra padding to get any sleep at all. As for the lack of maintenance, the list is a LONG one and many have been commented on in previous reviews: - Paint is hanging off the kitchen ceiling - The kitchen window is rotten through and can’t be opened - The exterior side doors are not accessible, completely rotten and vaguely held together by silicon, wind whistles through it. - The glasses cupboard in the kitchen has horrible black mold growing and just smells of damp. - Likewise the inbuilt cupboards to the side of the fireplace in the main room reek of mildew and mold. - The twin bedroom window is hanging on one hinge. - The rear bathroom has bad water damage on the ceiling. - Most garden furniture is very weathered and some broken. At least the Roman blind in the main bedroom is now working

“Overall the property is in a lovely spot… the garden and sea view is a real added extra and we enjoyed our stay.”

The property was clean on arrival with a lovely welcome package. There were new sofas in the living room which was nice. The cottage definitely has original charm… however, it is in need of some repair. The kitchen window is rotten through and can’t be opened without the worry of it falling apart. The exterior side doors are not accessible, completely rotten and held together by silicon. The twin bedroom window is hanging on one hinge. The rear bathroom has bad damp and fungus mushrooms growing from the ceiling. Some of the garden furniture is very weathered and not particularly stable to use. The double mattress in the main bedroom is very basic and not particularly comfortable at all, so much so that we had to sleep on top of the duvet to get extra padding. The Roman blind in the main bedroom is tied up and cannot be closed, so we had to hang a towel in the window for privacy and to avoid being woken up by the early daylight. When we put the rubbish out for the collection day there was a heap of recycling from previous visitors in the back alley that we had to organise, but there are no official recycling bins to use. The property offers no parking, compared to other cottages for hire (at the same price) on the same terrace which all have allocated parking for visitors in the nearby car park. Having read previous reviews from other customers we were prepared for some compromises, and contacting customer services as Sykes Cottages before our stay reassured us that most issues had been addressed to a satisfactory degree. However, the premium cost charged for the property for a week in August doesn’t feel justified in comparison to similar properties on the same terrace and those nearby… which charge the the same price if not cheaper.

“The reason I chose this cottage even after reading negative reviews: Location of this little cottage is 10/10.”

Short walk to crabbing on the pier, fossil hunting on Monmouth beach and a small walk into the main town/pubs/restaurants. Kids loved the location as did I. The only negative to the location being lack of parking space (Try to use the house just at the bottom of the garden, lovely owners with a small amount of parking spaces for £13 a day in high season). Lovely old cottage that has potential to be much nicer and would benefit from some TLC specifically on the outside. Some negatives: The garden and specifically around the side is a mess. As mentioned in a previous review, sinks, ladders etc just piled outside the kitchen window. My two kids called me outside when they were playing as they had seen a couple of rats hanging around. Wifi would definitely be a bonus here as I had little phone signal too. Tv reception is basic yes but not worthy of a negative review in my opinion as I do not book stays in a beach cottage to watch tv! The beds are not the most comfortable. Would I stay here again? Yes I would. Could it be better Yes ..the cottage has a lot of potential. At the moment in high season ( my visit was late Aug bank holiday ) it was expensive and probably could find nicer for the money.

“We have stayed here before and last time it was lovely.”

Sadly it’s so clear (and I will be following with a serious complaint) that the upkeep of the property is not of interest to the owner. Disgustingly filthy sofa, television didn’t work, if you turn the dishwasher on it trips the whole house, went to wash up - no plug, broken dangerous objects/metal/wood at the main entrance to property, not safe for children, what looks like a tip out the kitchen window (ladders old sinks and just a mess) discarded beach stuff from previous stays all thrown out the back. The sad thing is we love the house and location but we wouldn’t pay hundreds of pounds to book again unless the owner rectified these issues. We stayed with our son & baby so to have all these other problems occurring and contacting the holiday company for help - when you’ve paid to have a rest was really upsetting. I will be in touch with lyme bay holiday for compensation off of our stay.

however it was advertised as having wifi, which it didnt. the bathrooms were reasonably clean, but didnt appear to have been professional cleaned. the bath from the photo looked full size but wasn't. the tv hardly had any channels, and even for freeview it was poor despite re-tuning it. the sofa was filthy to the extent we had to put the spare duvet on it to feel clean and able to sit on the sofa in the living room. the double bed was very small, hard and springs gone.

Following an independent property grading assessment the owner has made some improvements including new garden decking, new conservatory furniture, internal decoration. “Great location, cute property - we had a good time, the only downsides were: Lack of nearby parking was difficult - a paid for parking pass for the week would have really helped.”

Parking costs added significantly to the cost of the week. Less fit people would have struggled with the walk up to Holmbush car park every day. More hanging space at the property would have been good. The beds in the smaller room were small and needed some attention (re-screwing ?) Suitable for children but not adults. No hairdryer provided - small point, but usually expect one. Some of kitchen utensils past their sell by date (eg frying pan)

“The decking needs updating, and becoming slightly unsafe as is quite rotten.”

The double mattress also needs updating, as it’s really not very comfortable. Also some more storage/ hanging space is needed. The twin room might benefit from bunk beds to provide some floor space and places for storage. Overall nice, but could be better quite simply.

The single beds were not comfortable and the mattresses need replacing as springs coming through and beds creaked so daughter unable to sleep.

Approached by a private, pedestrian only pathway, this delightful Grade II listed cottage is quietly situated on the end of Cobb Terrace, a historic row of former Coastguard cottages just a short walk from Lyme's famous Cobb, harbour and beaches.
