Farmland Diversification for holiday letting is increasing across Dorset and Devon. Farming has changed the landscape of Britain yet many outbuildings on farmland now lay dormant. By holiday letting these buildings, landowners can benefit from profitable year-round income should they decide.

At Lyme Bay Holidays, we work with over 400 holiday homeowners, who we support in holiday letting their property.

Read on for our guide to how to transform a farm outbuilding into a profitable holiday let.

What is farmland diversification?

In basic terms, farmland diversification is exploring avenues for revenue aside from traditional farming.

This could be anything from (but not limited to) glamping, converting cattle sheds and stables to yurts and lodges.

Demand for UK staycations remain at an all-time high, making it the perfect time to explore areas for diversification on farmland.

Considerations for holiday letting farmland

Choosing to holiday let is a time consideration. Here is where an agency can help with managing the marketing and management of the property.

If the new or converted property is set to reside on land in which you still use, or live from yourself, you may wish to separate this. Furthermore, you’ll need to consider allowing pets if you have livestock in the nearby vicinity, parking and access.

If you’re welcoming children and families, bear in mind that if you are operating a working farm, you will need to consider noise levels, health and safety of your guests and hours of working.

Managed services

At Lyme Bay Holidays, we can not only help with the marketing and bookings of your property, but also the changeovers and maintenance of said property. This is known as managed services.

There are 3 options to choose from that include property marketing as standard:

Fully managed service

This level of service is helpful if you’re looking for support with all levels of service for your holiday let. This is perfect for owners who may live off-site or don’t want the commitment of both property maintenance and changeovers.

Partially managed service

If you’re looking for support with changeovers but happy to carry out the maintenance on your property as and when required, this is the perfect option for you.

Owner managed

When you opt to be owner managed, you are responsible for the property maintenance and cleaning which includes changeovers. If you choose to be opted in for short breaks, bear in mind that you may be dealing with 2-3 changeovers a week.
