“Lovely accommodation in gorgeous location.”

It would have been helpful to know more about what was provided such as hairdryer, bin bags, dishwasher tablets, cloths and more about what is not provided such as cooking items. Often there will be things like olive oil, salt, pepper etc but not at this property. No issue but would be helpful to know in advance.

“Overall a pleasant stay, the cottage had everything you would need and was comfortable.”

In a nice setting on the estate. Generally clean and maintained. Good base for travelling around Dorset. A few negative points/ points to review: 1. On arrival the lounge rug infront of the sofa was covered in crisp pieces,crumbs & dog hairs, clearly hadn't been vacumned. The kitchen sink plug hole was scummy & had food debris in it, so also hadn't been cleaned. I contacted Sykes with pics but didn't get a reply for 5 days! The lounge rug also needs cleaning/replacing in general, as it's very dirty. 2. Table leg on table with toy pool table set up in mezzanine floor is broken, needs sorting as could cause injury. 3. Garden furniture very old/not stained, treated and not safe looking, not like the website pics. We received an email the day before we arrived to say a broken chair would be replaced before we arrived, it never turned up the whole stay. Broken chair in pieces was propped up against the garden wall. 4. On website information, needs to state TV on mezzanine floor for kids is DVD TV only, not a smart TV as you would expect. 5. Pics on website also give the impression the cottage is detached/stand alone,it's not. There 2 cottages either side attached and opposite bioth sides. 6. Would benefit from some fans, very hot in bedrooms at night despite windows open.

“Hi, A couple of bad points to start I booked for us to take our dog, however things changed and we didn't.”

However if we had the there wasn't a secure area for him, which would have been an issue. Also the bed seemed quite small for a double. Apart from that the accommodation was spot on and we thoroughly enjoyed our stay. A couple of small niggles, the internet kept dropping out and we couldn't sign into Netflix as someone had locked the account But the biggest positive is that we would come back Neil

We have tried to improve the issue of the bed length in the past but have found that it is very difficult due to the restriction caused by the inward opening door. We will add on to the property profile that although dogs are welcome, there is not a fully secure garden area. We have already asked for the internet/wifi to be checked. “We had a lovely few days.”

Location of the cottage was excellent. Turning in the high stone gates marked private and the long drive made it feel like you was coming somewhere special. There was just the 2 of us so plenty of space for us. Loved the welcome gift. It was so thoughtful and plenty of treats.

“What a great find!”

! It is almost the perfect place to stay if you wish to walk The Undercliff. The cottage is on the Rousdon Estate which is about halfway between Axmouth and Lyme Regis. It is set in 350 acres and is peaceful at all times of the day - almost like being on retreat. The accommodation is well furnished and has everything you would need for a short stay or a longer one. The Welcome Bag was indeed very welcome with it's many tasty items. The kitchen is well equipped. The TV screen is a good size. The lounge is comfortably furnished with two large sofas. The kids play area upstairs is an excellent idea and also has another large sofa. While we were here the broadband was upgraded, but we forgot to reset it. That will be up to the next occupiers. My only suggestions are a better mattress for the double bed - the additional mattress topper is too thin to improve the one already on the bed - and perhaps a king size bed for those of us who are over 6 feet tall.

“Second time we've stayed in this great property in a wonderful location.”

The only issue we had was with the boiler. It had lost pressure so the heating and hot water were not working. We had to figure out how which taps to turn on the boiler to repressurise the system. Most people would struggle to do this. Water pressure dropped again on the third day and needed repressurising. So there must be a leak in the system. This was the only issue the property is wonderful, spacious, well designed and very peaceful and we will return.

“The property was very good and we had a good time but we felt it to be very well used and in need of some limited TLC.”

The mattresses wasn’t comfortable and the pillows were flat and lifeless. Some of the kitchen utensils weren’t good - for instance the can opener was worn out and wouldn’t open a can. The tumblers had white marks on them. There was some black mold in the shower which would be easy to remove with mold killer but not normal cleaners, so no excuse for this. Small things maybe but it did detract from the initial wow factor on entering the property. We also found dog hairs on our clothes which was pretty gross. We like dogs but we don’t want to be getting other people dogs hairs on us when renting a property.

The pillows in the bedroom have been replaced and a deep mattress topper has also been provided. 2.We were unaware of the state the items in the kitchen but have now provided new glasses and a new can opener . 3.The very minor amounts of mould in the shower have now been removed. 4. “The cottage is in a lovely location on a private estate.”

We liked the ability to open the windows to allow air into the property, plus the blinds to cover the windows helped to reduce light during the early hours of the morning. The binder with instructions on the various devices was very useful. Kitchen worked as it should but it could do with a large frying pan. The shower was overall good but we found that the boiler would lose pressure every few days so we just increased the pressure for a couple of seconds until the needle got to the recommended mark and the shower would then contintue to run warm/hot. The shower head is a little stiff but that's more down to the hard water so if someone has tried to adjust the jet then it might not lock in place and hence water shoots through the top and wets the bathroom, fan in bathroom wasn't working but not an issue. Main double bed is on the firm side which initially isn't ab issue but on the last two nights we started to feel it so might be an issue for some. The bunk room is only suitable for primary aged children which wasn't an issue for us though. The chill out room is great for kids to play, stairs are a little steep and exposed at the top but a toy box covered that part and wasnt an issue but others would need to be aware if they have smaller children. Cottage generally clean, just a few cob webs in bathroom corners but otherwise clean duvets are showing their age and could do with replacing. The small front garden isn't enclosed but that's stated on the site but gets the sun during the day which is good. Overall good and we enjoyed our stay.

“The property is in a lovely setting and it was nice exploring around the area.”

It is a really nice layout and the kids enjoyed the play room upstairs. It was dog friendly with lots of walks on the doorstep. Close to Lyme Regis for the beach and further exploring. We had a couple of problems during our stay - the shower head needs replacing as it is broken, water was pouring out in all directions. The boiler kept loosing pressure which left us with no hot water a few times, that's quite tricky when the kids have been down to the beach and need to get clean. We also couldn't find the blue bin for recycling, all the neighbours appear to have them but we could only find a red topped bin for general waste.

We love the estate and the house is perfect for our needs. It is comfortable, clean and we were so lucky with the weather, we enjoyed having the back door open and our dog loved to sit there watching the world go by. We will definitely be back again Diana & Rob

“Lovely location and very nice cottage.”

We enjoyed the walks around the estate and the welcome pack was a nice touch. Excellent shower and playroom area for children plus lots of games which was a very thoughtful touch and much appreciated by our 7 year old! The only issue we had was heat - it was a chilly February weekend and despite extra fan heaters, it was really cold at night. No extra blankets provided and an extremely thin duvet for a winters holiday. The bed was very uncomfortable and we woke rather exhausted instead of rested. As we don’t get much chance to get away, it was a bit of a disappointment. Am sure the cottage is stunning in the summer months and a real treasure.

It was very comfortable and cosy. It would have been nice to have a little more done with the patio in keeping with the standard of the interior so that it would have been more pleasant to sit outside. Aside from that we had a lovely stay on the beautiful estate with long rambling walks and amazing views of the sea in the distance.

Cleanliness could be improved - There was mud on the carpet and many cobwebs throughout. Additionally, consider that guests may not be local, and bringing extras such as paper towels (or cleaning cloths), toilet paper, laundry detergent, trash bags, napkins is not always feasible. Even if these extras are provided in limited quantities, it would significantly improve ones stay and guests can better clean up after themselves.

What a lovely peaceful ambiance the country estate and the house itself has! The accommodation is lovely and homely and has a warm and cosy feel to it. All the modern amenities are available (handy with a teenager in tow!) including a smart TV and fast Wi-Fi. It was such a great location for exploring Lyme and the Jurassic coast. We really enjoyed our time at this holiday property.

“The estate was a great unique location.”

Cleaning standards was very low. Recommend all cleaning equipment is stored out of sight not in the main room. Dishwasher was broken on arrival but repaired after 2 days for a 3 day stay. Too much utensils and crockery mix and match recommend replace with a smaller set to maintain cleanliness. Sofa needs replacing (sofa bed). Fruit Shoot pot found behind cushions and dirt behind furniture when moved. Bathroom radiator dirty/rusty. Found this all disappointing considering extra the time needed by the holiday provider to clean a cottage post COVID.

Lots of lovely walks. Great location to visit places such as Lyme Regis, Beer, Seaton and Charmouth. Accommodation was a lovely cosy converted building. The welcome gift bag on arrival was a nice touch. However it does need a new sofa as the current one is very squashed. It was relatively clean, except under furniture. Nice hot powerful shower and Comfortable bed. The stairs are very steep and dangerous for children and pets, does need a baby gate for safety reasons. Overall we had a great holiday.
